Big Changes Coming to the Old Palm Beach Kennel Club Site

Developers Terra and Frisbie Group have scooped up part of the old Palm Beach Kennel Club land for $20.9 million, and they’ve got big plans brewing. The site, just off Congress Ave near West Palm Beach, will be transformed into a mixed-use neighborhood with 1,145 residential units and 120,000 square feet of commercial space.

The site has some history — the greyhound racetrack operated there for nearly 90 years before racing was banned in 2020. While the casino on the northern part of the property remains, the land Terra and Frisbie bought comes with a 50-year ban on gaming operations, so no casinos popping up on this project.

The redevelopment will roll out in three phases, with a focus on walkability, workforce housing (about 20% of the first 400 units), and creating a vibrant, connected neighborhood.

It’s early days, but zoning applications are already in, and if all goes to plan, this project will reshape the Westgate area — without the sound of racing dogs this time.
