Broadway’s Big Boost: West Palm Beach Pushes for Transformation

On March 17, 2025, West Palm Beach City Commissioners approved a plan to rezone the 2-mile Broadway corridor, aiming to transform an area that has long lagged behind the booming growth of downtown. The new zoning allows buildings up to seven stories (up from the previous three stories permitted), and introduces features like wider sidewalks and landscaping to encourage a more pedestrian-friendly environment.

This plan is part of a broader effort to spur growth and development in the area, which has struggled to keep pace with the rapid progress seen in other parts of the City. Developers will also be required to include rent-controlled workforce housing, ensuring the area remains accessible for middle-class residents. With projects like “The Spruce” and Deco Northwood already underway, the City of WPB is hoping this plan will spark the transformation of Broadway into a vibrant, thriving neighborhood that can finally catch up with the growth happening downtown.
